When looking for a home in the Vail Valley area you might be trying to decide between a townhome, condo, or single-family home.  A single-family home is a stand-alone home that includes the land the home sits on. Maintenance and repair costs for interior and exterior are usually at the owner’s expense. Typically a single-family home allows for one household or “family”. If you’re not sure what type of home is best for you, here are some pros and cons of single-family homes in Vail Valley.

Pros Of A Single-Family Home

The single-family home typically has a larger yard that goes along with the house! This can be a big pro to families who want to make sure they have enough outdoor space to let the kids play. Or if having a great space to be able to have friends over and do some BBQing is something that is on the top of your “want” list. With single-family homes, your walls or floors aren’t shared with neighbors or renters that are living next to you.

This means you have way more privacy than a townhome or condo, for example. You should have plenty of room for storage in a single-family home as well. Then eventually that space can be used up with a growing family. You will have plenty of room if you are a growing family to add a kid or two. If you are considering a home in the Vail Valley as a second home and plan on having lots of guests over, then the extra space can be nice!

When owning a condo, it can be really easy to get used to the convenience of having the yard mowed when it’s due. Or the gutters cleaned out and not having to worry about it. These are tasks that once you purchase a single-family home become your responsibility. Some people may find this inconvenient and have a hard time being able to find the time to keep up on the home, especially if you don’t plan to live in the home year-round. Single-family homes typically cost more to own and maintain.

Cons Of A Single-Family Home

Homes are always needing updates and maintenance done. Having money set aside for these unexpected events is very important when it comes to owning a single-family home. Some people love the benefits of the common areas that you see in condos, like the swimming pool, hot tubs, and gym. While it’s definitely possible to find single-family homes with these amenities. They will add to the cost and are another thing to maintain. 

If you have no interest in the maintenance part of taking care of a home then you might want to consider an enclave home.  This sort of home is part of a small subdivision where the HOA typically maintains the landscaping and oftentimes will include exterior maintenance of the home as well.  Sometimes even maintenance of the roof may be included.
