The Town of Vail SF/DP and Arrowhead CO/TH showed the biggest drop YTD. Both areas were down more than 57% from last year. But the TOV TH/CO sales were down only 18% from 2019. More telling to the individual seller the Sales Price/Sq.Ft. is stable if not up in the TOV. This year YTD Sales Price Per Square Foot is $655 from $650 last year.
The most curious statistic this month is in the Vail Village Core area where we have already had nearly $45,000,000 in sales compared to last year’s paltry start of $7,173,500.
All Focus Area Sold Single Family Homes/ Sold Condos And Town Homes
A Lodge Chalet closed for $18.5M and a Rockledge Duplex sold for $7M in June. Vail Village is also showing strength in its CO/TH sales having only seen a 5.6% drop from last year YTD.
Vail Village, Lionshead, GC Condos and Townhomes Sold Trends
As of the end of June Cordillera is still showing resilience. While it has experienced an 11.7% drop YTD from last year’s sales, the Sales Price Per Square Foot is up to $359 from last year’s $349–which is a very reasonable number compared to sales prices in the Upper Vail Valley. Even more, in the last couple of weeks, there have been 11 homes that have gone under contract in Cordillera alone!

Overall, while we are down YTD the numbers are showing positive movement as buyers have returned back to the Vail Valley. When we consider this along with our on-line community continuing to be active as they watch and participate in the real estate sales in and around our Slice of Mountain Paradise the future looks good.
