Vail Valley/Cordillera Real Estate Market Report July 2021

Welcome to the Vail Valley/Cordillera Real Estate Market Report September 2021! Overall the volume of all properties sold over the last 12 months remains strong; being 44% above the previous 12 months. Median sales price per square foot remains very strong seeing an upward trend across the board and without exception.  September, however, is showing a shift in the market with a drop of 40% in sales volume from September 2020. But September 2021 sales volume is still up more than 50% from 2019; and showing how strong the real estate market has been through the era of COVID.

All Areas Properties Sold in September

Over the last 12 months all the focus areas, with the exception of Vail Village Single Family/ Duplex sales, have seen increases in sales volume.  Even though Vail Village Single Family/Duplex sales have waned, the sales price per square foot has increased 4% and Condo sales volume in Vail Village and Lionshead  is up 33%. This might have more to do with the list prices of Single Family homes being in the $11M range where condos are a little more approachable being a third of that.  Still, the highest sales price in September was in Vail Village on Beaver Dam road for $30,000,000.
