The common question. When to put your Vail Home on the market. So many sellers ask me this. Some think there’s the perfect time resulting in selling for “full price”. Honestly, there’s no right answer, but here’s a few tips I like to tell my sellers about when to put their Vail home on the market.
Seasons Of The Vail Valley Real Estate Market
The type of Vail home you have relates to when you should put it on the market. Is your home near a golf course? Buyers probably want to see your home in the summer then, right? They probably want to see if it’s a target for the golf balls if that’s a concern for them. They can see how close the golf cart path is. In the winter they won’t be able to see the green, tee box or fairway. What about a ski-in ski-out home? Buyers probably want to see this type of home in the winter. That way they can literally see people ski-in ski-out from that home. Or get a vision of what it would be like. I still think you shouldn’t wait for your “perfect” moment, because really there won’t be. The only perfect time is right now. Your buyer could be looking for your home, when you don’t have it listed because of this.
Days on Market
This may be something sellers worry about, but it’s not really the most important factor. It’s not true that if your home is on the market for “too long” that it’s not of interest to potential buyers. Many sellers like to take their home off the market and put it back on so it doesn’t look like it’s been on there that long. Many people will see right through this, especially real estate agents. They can see your homes activity in the MLS and will tell buyers. So just don’t do this. You could even miss out on your buyer if your home was taken off the market. Some buyers even shy away from brand new listings thinking the initial price may be too high. I recommend talking with your real estate agent and making sure your asking price is accurate. Usually when a home is on the market longer than average, it’s not the home itself, it’s the asking price.
