For all categories there were 129 units sold for a total of $287.9M. This is 91.8% of last year (YTD) when the volume was $313.6M. This year is nearly 80% of the YTD volume in 2018 and 88% of that YTD volume in 2017. This year’s dollar volume hasn’t been this low since 2016 when there was just over $224M in sales.
Year-to-date sales for Single Family and Duplexes in all focus areas were $114M–This is 76% of YTD last year, 66.9% of the year before and 62% of 2017. 2016 is the last time when SF/DP Total Volume YTD was below this year’s volume.
All Focus Area Sold Single Family Homes/ Sold Condos And Town Homes
Vail Village, Lionshead, GC Condos and Townhomes Sold Trends
Year-to-date Townhomes and Condos sales are still $10M ahead of 2019 but COVID-19 is having its effects on our market, at least for the short term. YTD there have been 88 CO/TH units sold in all Focus Areas with a total dollar volume of $173.7M compared to $163.7M in 2019. It was only in 2018 when YTD CO/TH sales exceeded where we are today. So YTD Townhomes and Condos are still strong.
Cordillera Market Sold Trends
Of the 5 Single Family and Duplex sales in April, 3 were in Vail and 2 were in Cordillera. The Highest sales price was $6,000,000 for a Log-style home duplex on the creek in the Cascade neighborhood. Of the 2 homes that sold in Cordillera one was a home in Cordillera’s Ranch on Timber Draw for $2.1M and one on the Divide side in Kensington Green for $1.19M

Anecdotally, I still feel confident as I’ve received calls from out of town buyers wanting to get out of the Urban Landscape and into the wide open areas of the Mountain West. While April sales showed a dramatic and sudden drop there seems to be a move in a positive direction with the softening of Stay-At-Home orders. Showings have started again and properties are going under contract. There seems to be a pent-up demand in Eagle County. Just in the last couple days I’ve been personally involved with multiple-offer scenarios–both as a listing agent and buyer’s agent.
