Vail Valley/Cordillera Real Estate Market Report July 2021
Welcome to my Vail Valley/Cordillera Real Estate Market Report! For the first time this year, there seems to be some stabilizing in the market. July was down 2% in Volume of Properties Sold. The number of properties sold in July was down 18% compared to July 2020. Last year, July was the beginning of the frenetic buying cycle spurred on by COVID19.
In all 5 areas over the last 12 months (compared to the previous 12 months) Median Price has increased overwhelmingly. The only exception is in Vail Village and Lionshead where Single-Family and Duplexes median sold price dropped 4%. Again, the last year of sales compared to the previous years the number of units sold and the volume of sales are way up.

Land is the one category where sold price is down over the last 12 months compared to the previous year. Land average sold price was down 4%. But the number of units sold was way up being 310% up from the year before!
The biggest challenge we continue to face is inventory. We still have less than 300 residential properties listed in the Vail Board of Realtor MLS. Buyers have to act quickly if they want a slice of Mountain Paradise. Navigating this limited inventory can be challenging but I have gotten offers accepted before buyers have physically seen a property thus taking control of that home until they can get here and take a look personally…..
