This has been a long time coming and I am excited to share some of my insights into real estate of the upper Vail Valley. As many of you know, I’ve been in the real estate business for 16 years. What follows here and in the months to come are some of my observations.
The following table analyzes and shows trends of 5 neighborhoods—East Vail, Vail Village, West Vail, Beaver Creek and Bachelor Gulch, and Cordillera’s Divide, Ranch and Summit neighborhood.
In East Vail there have been 54 homes that have sold in 2018 YTD. While the number of properties sold is down from 70 in 2018 the Average Price per Square Foot jumped from $592 to $629. The highest price for a home sold thus far in 2019 has been $3,950,000.
Cordillera (Summit, Divide and Ranch) Homes Sold Trends
Cordillera’s Divide, Ranch, and Summit market continues to be quite active with 34 homes sold thus far this year up from 32 that sold in 2018 YTD. On a square foot basis it is clear the best values in the Vail Valley are in Cordillera. Average selling price has been $355 this year YTD and the Highest Sold Price Per Square Foot has been $595–not even half of Beaver Creek’s and a fraction of Vail Village’s high price. Both of these Cordillera Sales numbers are up from the previous 4 years which shows a strengthening of the Cordillera market. Average Sales price was just over $1,780,872 and the highest priced home was $4,700,000. Again these numbers are showing a strong market trend in Cordillera. The Average and Highest Sold Priced Home are a high price YTD for the last 5 years.
The Vail Valley real estate market continues to show it is a dominant power market in its own right. While there have been some variations on sold price and sold price per square foot we are in a healthy market. It is not as frenetic as 2007 where there were multiple offers being the norm but a healthy market showing strong trends in growth in price per square foot or final sales price.
